Screen Rooms & Three Season Rooms Permit Application Checklist

Submittal Requirements:
  • Building Permit Application
  • Projects with a construction cost greater than $10,000.00 will be required to be sealed by an Illinois licensed architect or structural engineer.
  • Plat of Survey indicating the size and location of the proposed structure drawn to scale
  • Detailed Construction Plans (indicating wall sections, lumber sizes and types, attachment method to existing structure, electric layout, etc.) drawn to scale
  • Copy of Electrical and Roof License
Permit Fees (Fee is not due until permit is ready):
  • 0.75% of construction cost; $45.00 minimum
  • Plan Review fee - 10% of the permit fee; $45.00 minimum
  • Electrical: $0.30 per square feet of area; Minimum $45.00

  • Work must be started and completed within six (6) months of the issue date.

  • Screen Room vs. Three Season Room
    • A screen room is a structure constructed solely of supporting members and screening (except for a code complying guardrail where needed) and is supported on a footing consisting of minimum 12-inch diameter piers 42 inches below grade. Screen rooms proposed on an existing deck must have the piers exposed so the pier diameter may be verified. A screen room has only screening.
    • A three-season room is a structure enclosed by walls that include windows with glazing of any type including but not limited to glass, Lexan, Plexiglass, plastic or similar materials and an exterior finish similar to the home such as siding. A three-season room shall be supported on a continuous foundation within a minimum depth of forty-two inches below grade.
  • General Electrical requirements
    • All doors leading to the exterior from the screen room or three-season room shall be equipped with an exterior light fixture.
    • The space created by the screen room and three-season room shall be supplied with an interior light fixture.
    • The interior light fixture shall be operational from the existing house door and new exterior door by use of a three-way switch or interior motion-sensing switch.
    • Electric in screen rooms shall be installed in either intermediate metallic conduit or rigid metallic conduit.
    • Electric in three-season rooms shall be installed in EMT conduit minimum.
    • A GFl-protected receptacle shall be installed on the exterior of the new space if one is not accessible from the exterior without entering the new space.
